MLS Forms and Permitted Changes to Listing Agreement


We remind all agents to follow TREB MLS Rules 205, 206 and 210 regarding the use of MLS® Forms and Rule 340 for permitted changes to the MLS® Listing Agreement.


Rule R-205
Current approved TREB or TREB/OREA MLS® Data Information Forms are required for all MLS® Listings.


Rule R-206
No Member shall use any MLS® Listing Form after TREB has issued a specific date for discontinuance to Members.

We recommend you to use the latest and current MLS forms found in WEBForms™ which can be accessed by logging into your account on or   WEBForms will indicate the latest version date for each form.    For your convenience, you can also find the latest editable PDFs of the commonly used forms from both TREB and BDAR on our Office Intranet.   We update our forms usually once a year when we receive a notice from TREB that certain forms have been updated.  Please make sure you download the latest version and replace any previously downloaded copies.  Hard copies of commonly used forms are also available at our offices near reception. 


Rule R-210
Any changes to approved TREB/OREA forms shall be clearly identified and initialled by all parties to the transaction. (For permitted changes to the MLS® Listing Agreement refer to Rule R-340).


Rule R-340
Any exclusion shall be in writing and shall not be binding on a Co-operating Brokerage unless notice of the existence of the exclusion is published on TREB’s MLS® System. An MLS® Listing Agreement and
Document Attachments that includes an exclusion that has the effect of limiting a Listing Brokerage's obligations that otherwise would exist under the MLS® Rules or Policies shall be subject to refusal or
removal from TREB’s MLS® System.

The provisions of the MLS® Listing Agreement set out under the headings:

(a) Warranties;
(b) Family Law Act;
(c) Verification of Information;
(d) Use and Distribution of Information;
(e) Successors and Assigns; and
(f) Conflict or Discrepancy

are necessary for the orderly operation of TREB’s MLS® System and notwithstanding any other provisions of the MLS® Rules or Policies shall not be amended or deleted.
